Kairo — Website Build & Care Agreement (general)

Written 2026-08-04. This is the tier-agnostic agreement: the terms that hold no matter which price is quoted. The build price, the deposit split and any tier-specific inclusions are filled in from the written quote given on the call, so this document does not need rewriting every time pricing moves.

The tier-specific versions remain the operative contracts for a given sale: service_agreement_2497.md (current default), service_agreement_2997.md (flagship, in reserve), service_agreement_free.md (pilot).

1. Parties

This agreement is between the client business named on the invoice and the Kairo account of record — the parent account/business entity that Kairo operates through — with Maj as the authorized operator performing the work.

2. Services

Kairo designs and builds a custom, multi-page marketing website for the client's business, and optionally hosts and maintains it under a monthly plan.

The written quote given on the call governs: the total build price, the deposit/final split, and which optional items (for example Google Business Profile setup or WhatsApp integration) are included at that tier. Nothing outside that written scope is implied by this document.

3. What every build includes

  • A full multi-page custom website on the Kairo design system.
  • Mobile optimization, tested on real devices.
  • Speed optimization against Core Web Vitals targets.
  • Technical and local SEO foundation: schema markup, clean URLs, per-service pages, consistent business details.
  • Analytics and conversion tracking (GA4 + GTM), with key events marked as conversions.
  • Contact forms on every page.
  • The Instant Estimator, built with the client's real pricing.
  • The Build Method Transparency Block, written from the owner's own words.
  • Domain registration based on the preference collected at onboarding. Kairo registers it; the client owns it (§8).
  • A two-week post-launch support window for fixes and adjustments.
  • Two rounds of revisions before launch.

4. What is never included

  • Paid advertising spend or campaign management. Tracking can be set up for it; running it is separate.
  • Ongoing SEO retainers or content/blog writing after launch.
  • Revisions beyond the two included rounds — flat $150 per round, no scope debate.
  • Anything not written in the quote.

5. Payment

  • The deposit is due before build work begins and is non-refundable once paid — no partial refund and no administrative carve-out.
  • Work begins the same day the deposit clears. This is what makes the non-refundable term fair: there is no window in which the client has paid and nothing is happening.
  • The final payment is due on completion, before the finished site is handed off, connected to the client's domain, or taken live.
  • Prices are fixed at the quoted number. There is no hourly billing.

6. Client responsibilities

The client provides photos, logo, business details, service list, hours, and real pricing for the estimator, via the onboarding form. Timelines depend on this material far more than on the build itself — late material is the normal cause of a late launch.

7. If the client goes quiet

If the client stops responding after the deposit and onboarding but before final payment, work pauses after 14 days of no response. The site does not go live and is not delivered without the final invoice paid. There is no partial delivery.

8. Ownership

Once paid in full, the client owns the website content, copy, imagery rights provided or created for the site, and the domain — including when Kairo registered it on their behalf.

Kairo retains ownership of the underlying Kairo design system, code templates, and reusable components, which are not specific to any one client.

9. Monthly hosting and care plan

Optional, month to month, starting when the site goes live. It currently covers:

  • Hosting and SSL, renewed automatically.
  • Off-site backups.
  • A static build with no database, CMS or plugins to exploit.
  • Two content update requests per month (a price change, new photos, a service added, hours changed). Estimator price updates count as one request.

Requests beyond the included two are quoted before any work is done — never silently absorbed and never silently refused.

A defect found inside the two-week launch support window is a defect, not a content request, and does not consume one of the two monthly requests.

Cancelable any time with 30 days' written notice. Canceling stops hosting and updates; migration is the client's responsibility. A full file export is available for a one-time $150 fee. The site and domain remain the client's.

10. Referrals

Clients who refer a business that becomes a paying Kairo client receive one month of their retainer waived per successful referral, with no cap.

11. No guarantee of results

Kairo builds to proven conversion and design principles. Kairo does not guarantee a specific number of leads, calls, or sales — results depend on pricing, demand, reputation, responsiveness and other factors outside Kairo's control. Kairo does not invent or represent results it has not produced.

12. Limitation of liability

Kairo's total liability is limited to the total amount paid by the client in the preceding 12 months.

13. Acceptance

The client accepts these terms in writing before any payment is taken. Making payment also constitutes acceptance.
